Fencer in Cliftonville.

The clifftop residential belt east of Margate proper, running from Northdown to Palm Bay. HMO and holiday-let dense. Salt-easterly is the primary decay driver on every boundary here.

Cliftonville sits directly in the north-easterly. Any boundary facing the sea catches the full salt-laden wind load, and the housing stock - a mix of grand-old Victorian villas subdivided into HMOs, modern seafront blocks and terraces on the inland streets - throws up different scope conversations depending on which street you are on.

Northdown Road, Norfolk Road and the seafront-adjacent stock catch the full salt easterly. Closeboard on concrete posts is the honest spec here. UC4 pressure treatment mandatory. Softwood UC3 does not survive on these boundaries.

The HMO and short-let density brings a security conversation into most quotes. Standard answer is 6ft closeboard on the rear boundary with a self-closing side gate. Palisade is a good alternative where wind-load reduction matters more than visual privacy.

Cliftonville is not itself a conservation area (Old Town harbour is). Standard Thanet DC permitted-development rules apply: 2m rear, 1m to a public highway front.
