Timing

A standard 3ft-wide pedestrian side gate hung between existing posts: half-day. New posts and gate: 1 working day. Double driveway gates on a 3m opening: 1-2 working days depending on hardware.

Margate-specific notes

Coastal hardware. Standard galvanised hinges corrode fast on Cliftonville and Palm Bay exposure - white salt bloom inside 12 months. On any seafront gate I fit stainless-hinged hardware or heavy-japanned as standard, at a small upcharge over standard galvanised.

HMO and holiday-let side returns. Cliftonville landlords typically want a self-close spring plus a solid latch that cannot be reached over the top of the gate. Sub-drilled deadbolt option available where the tenant footprint justifies it.

Conservation-area hardware. Old Town gates need japanned finish on visible hardware, not galvanised. On front gates in the conservation zone I default to black-japanned strap hinges and a Norfolk latch.
